1. Scope of Estimating Consulting Services

JLG Estimating Services LLC operates as an independent preconstruction takeoff and construction cost consulting firm. Deliverables provided—including bills of quantities (BOQ), marked-up PDF blueprint drawings, digital measurement schedules, and Excel labor calculations—are developed based strictly on the issued architectural plans, structural sheets, civil utilities, MEP engineering models, specifications, addenda, and equipment schedules supplied by the client.

2. Subcontractor Review & Final Bid Submission Responsibility

While our estimating specialists apply rigorous multi-pass quality control procedures to every takeoff package, the contracting firm submitting the final bid proposal to the general contractor, construction manager, or project owner retains ultimate legal and contractual responsibility for reviewing, validating, and approving the final bid price, trade markups, local sales taxes, bonding rates, labor burden multipliers, and project contingency allowances prior to official tender submission.

3. Professional Engineering & Architectural Disclaimer

JLG Estimating provides preconstruction quantity surveying and cost estimating consulting. JLG Estimating does not provide licensed Professional Engineering (P.E.), architectural, structural engineering, or stamped design services. Any value engineering suggestions, pipe sizing observations, duct route optimizations, or constructability notes provided are for budgetary guidance and cost-modeling comparison only, subject to final review and formal approval by the project engineer of record.

4. Turnaround Timelines & Late-Breaking Addenda

Delivery milestones are established mutually upon project kickoff based on drawing sheet volume, trade complexity, and the client's scheduled bid submission cutoff. In the event of late-breaking design addenda, architectural bulletins, or post-bid RFIs issued within 24 to 48 hours of bid closing, our estimating team works closely with the client to reconcile line-item deltas on a best-effort pre-bid basis.

5. Deliverable Ownership & Intellectual Property

Upon full settlement of agreed service invoices, the client receives full, unrestricted ownership and usage rights to all customized takeoff workbooks, quantity spreadsheets, and annotated drawing files prepared for their specific bidding effort. JLG Estimating retains ownership of its underlying proprietary estimating formulas, macros, and internal preconstruction databases.
