Commercial MEP Sample Estimates

A finished commercial MEP estimate is three files: an Excel takeoff sheet, a priced estimate when you order pricing, and color-coded PDF markups of the plans. Most of that work is delivered in 24-48 hours. This page describes those deliverables. It does not invent a sample project.

What the deliverable contains

Excel takeoff sheet

An editable workbook with quantities on their own lines: system, item, size, unit, and the sheet or schedule the count came from. Plumbing, HVAC, ductwork, piping, and electrical stay separated. Pricing columns stay blank on a quantities-only order.

Priced estimate

The same quantity lines with material and labor filled in when the proposal includes pricing. Supplier quotes, wage rates, and allowances are labeled so your bid desk can see what is a quote and what is an assumption. You still set margin and submit the bid.

Color-coded PDF markups

Plan sheets marked by system so a reviewer can see what was counted. Colors follow the trade and the system (domestic water versus sanitary, duct versus pipe, feeder versus branch). The markups match the Excel lines.

The takeoff deliverables guide shows how those workbooks are organized. Those layouts are format illustrations, not downloadable client projects. Trade pages list the items counted for Division 22 plumbing, Division 23 HVAC, ductwork, mechanical piping, and Division 26 electrical.

TODO: owner sample files

Real downloadable samples are not published on this page. Replace this note with files from an actual job, or a redacted one the owner approves. Do not add invented projects, made-up file names, or sample quantities.
