Roofing Estimating & Material Takeoff Services

Prepare a commercial roofing bid using roof-zone quantities, specified assemblies and clearly identified accessories. We measure roofing scope from the plans and details, distinguishing membrane coverage, insulation layers, perimeter work, penetrations and existing-roof operations.

Scope and measurement basis

What the roofing takeoff can include

Choose the items required for your bid. Quantities are grouped by the available drawing references, material or assembly, location and unit. Pricing is added only when it forms part of the agreed package.

Reconcile roof plans with sections, slopes and perimeter details

The takeoff starts with separate roof zones and their assembly tags. Plan area, sloped surface area and purchased membrane are kept distinguishable. A roofing square is 100 square feet, but the number of squares alone does not establish roll layouts, seam allowances or installation labor. Openings, equipment curbs and roof-to-wall transitions are checked against the details.

Insulation layers and tapered systems retain their own quantity basis, avoiding a single average thickness that obscures the supplier package. We list tear-off, disposal, temporary dry-in, access and occupied-building restrictions when part of the requested scope. Drain bodies and connections are reconciled with plumbing responsibilities so the same item is not priced by both trades.

Scope interfaces to settle before pricing

  • Confirm roofing versus plumbing responsibility at drains and roof penetrations.
  • Separate deck replacement, structural support and mechanical equipment work.
  • Keep net coverage distinct from supplier layouts, laps, cutting waste and contractor-approved ordering factors.

Choose the output your bid team needs

Quantity-only takeoff

Use an itemized workbook to apply your own supplier quotes and crew rates. Keep quantities, units, locations, drawing references and measurement assumptions separate. Agree the PDF markup and summary format with the proposal.

Priced trade estimate

Build on measured quantities with the agreed material, labor and equipment inputs. Identify supplier exclusions, quote dates, access assumptions and contractor markups so your team can review the bid basis before submission.

Revision or alternate review

Identify the original drawing issue and the changed package. Keep additions, deletions and alternate quantities visible; clarify whether repricing and a revised scope letter are included in this assignment.

Review the revision checklist →

For workbook organization, see the illustrative deliverable layouts. These layouts show the format; project-specific samples will be identified separately when available.

Roofing estimating questions

Yes. The specified system, roof zone and layer build-up remain separate in the takeoff. Flashing, insulation, cover board and accessories are itemized rather than assumed to be included in one membrane area.
