Separate stick framing, engineered members and supplier packages
Framing quantities are organized by building level and assembly so repeated units can be reviewed before multiplication. Wall heights, stud sizes, spacing, top/bottom plates and opening framing follow the issued details. Corners, intersections, headers and blocking are checked separately rather than covered by an unexplained global lumber factor.
Engineered joists, LVL beams and trusses are recorded using scheduled product references and supplier boundaries. Sheathing area is kept separate from sheet conversions, cut losses and ordering allowances. Where a roof is represented only by its footprint, the slope and geometry needed to establish actual surface area must be confirmed before finalizing a material quantity.
Scope interfaces to settle before pricing
- Clarify whether trusses and engineered products are supplier-designed packages.
- Separate wood framing from light-gauge metal studs, drywall and exterior cladding.
- Identify delivery, treated material, temporary bracing and installation scope before pricing.
