Masonry Estimating & Material Takeoff Services

Build a masonry proposal around wall types and elevations rather than one combined wall area. We quantify the documented CMU, brick veneer, reinforcing and accessory scope for commercial masonry contractors, with openings and measurement assumptions recorded for review.

Scope and measurement basis

What the masonry takeoff can include

Choose the items required for your bid. Quantities are grouped by the available drawing references, material or assembly, location and unit. Pricing is added only when it forms part of the agreed package.

Reconcile elevations, wall sections and reinforcement details

Exterior elevations establish the visible veneer areas, while structural plans and wall schedules define masonry thicknesses and reinforced walls. We keep these references linked so a veneer finish is not mistaken for a second structural wall. Opening deductions and treatment of returns, jambs, piers and parapets are stated beside the quantities.

CMU area and unit counts are different outputs. A count conversion needs the scheduled unit dimensions and an agreed measurement basis; breakage and cutting allowances should remain visible. Grout quantities depend on the documented grouted cells and bond beams. Missing reinforcement or lintel details are flagged instead of inferred from the wall height.

Scope interfaces to settle before pricing

  • Confirm whether steel lintels, shelf angles and embeds are supplied by masonry or structural steel.
  • Separate waterproofing, insulation and air-barrier work where another trade carries it.
  • Record access, scaffolding and phased work assumptions if a priced installation estimate is requested.

Choose the output your bid team needs

Quantity-only takeoff

Use an itemized workbook to apply your own supplier quotes and crew rates. Keep quantities, units, locations, drawing references and measurement assumptions separate. Agree the PDF markup and summary format with the proposal.

Priced trade estimate

Build on measured quantities with the agreed material, labor and equipment inputs. Identify supplier exclusions, quote dates, access assumptions and contractor markups so your team can review the bid basis before submission.

Revision or alternate review

Identify the original drawing issue and the changed package. Keep additions, deletions and alternate quantities visible; clarify whether repricing and a revised scope letter are included in this assignment.

Review the revision checklist →

For workbook organization, see the illustrative deliverable layouts. These layouts show the format; project-specific samples will be identified separately when available.

Masonry estimating questions

Yes. CMU and veneer are grouped by wall type, unit/material reference and location. The workbook can distinguish net measured areas, conversion inputs and allowances so a supplier quote can be checked against the same basis.
