Keep installed area separate from layout and ordering allowances
We reconcile room numbers, finish plans and schedules so each area is assigned to the correct material. A room area does not by itself establish carpet roll length or a patterned tile order. Net measured areas, unit conversions and layout/cutting allowances are kept separate so supplier quantities can be reconciled without losing the original measurement.
Base and transition quantities are measured at their own boundaries, including doorways and changes in finish. Adhesive, grout and underlayment conversions use the specified product basis when available. Substrate repairs, moisture-related work, furniture moves and phased access are recorded separately; their costs should not disappear into a generic flooring rate.
Scope interfaces to settle before pricing
- Identify removal, disposal, slab repairs and moisture-related preparation responsibilities.
- Confirm stairs, nosings, vertical tile surfaces and wall base as separate scope.
- Agree ordering allowances by material and layout rather than applying one factor to the entire building.
